There are only five states that have tax sales online: Arizona, Colorado, Florida, Indiana, and Maryland. If you don’t live in any of these states, or anywhere near enough to make the trip for a physical auction, participating in their online tax sales is an alternative.
Even within in the above mentioned states, not all counties offer tax sales online. But they do offer these sales at different times of the year so this can make things more advantageous.
Online auctions have seen an increase in bidders over the last few years, so be prepared for competition. There are a few things to keep in mind when pursuing a tax lien certificate. Make sure you fully understand the value of the property you’re bidding on. Don’t end up with a worthless property because you didn’t bother to check it out. Once you’ve fully acquired the certificate, don’t be satisfied with a notification from the county clerk; get the physical certificate. Every county has different rules. Do the research so you know the specific rules for the county you need.
You’ll need to register for the auctions ahead of time. Sometimes this only has to be days ahead of time, sometimes weeks, depending on which county you’re registering with. Part of being prepared for this is having a sum of money that you can use as a deposit (which is required). You should know that you won’t be bidding on the actual property but only the tax lien certificate.
You’ll want to do your research about the end possibilities behind investing in tax liens online. In some cases, a federal lien will take priority over your own, leaving you nowhere. And sometimes the county auction websites won’t give as much information on the properties as you had hoped for.
