Steps for Developing Land in Belize
South West Construction specializes in Belize land development, excavation, clearing and filling in a variety of land types including, swamps, hillsides and rocky areas. But a lot of individuals do not know what the stages for land development are. Land development can be broken down into six procedures. Step one involves the land developer to spend a significant amount of time looking for the “path of growth”. Once obtainable raw land has been acknowledged in the path of growth, the next stage is for the land developer to negotiate payment terms for the land. This may either be by purchasing the land up front or by offering a non-refundable deposit with the choice to purchase. In the 3rd stage architectural plans are drawn up for the anticipated economic use of the raw land.
The next process is to have the proposed plans reviewed by the county government for support to move on in the next stages of land development. Stage Five is where the first value of the raw land has increased by 3 to five times more than what the land developer paid for it. The land can probably be worth much more if infrastructure developments are added such as access to utilities, water, sewer and roads. The newly entitled land is sold off either by lot or parcel.
